Blue Valley Court Townhomes is a 165-unit HUD PBRA townhome community undergoing an operational and physical repositioning strategy. Since acquisition, the project has progressed from a materially distressed starting point to 111 occupied units, with 13 additional leased units moving toward delivery, more than 400 outstanding maintenance requests cleared, tenant file compliance work substantially advanced, and water / sewer expense reduced from more than $50,000 per month to approximately $18,000 per month.

The current preferred equity opportunity is intended to fund the remaining high-priority capital improvement program, support continued occupancy growth, and capitalize on the expected June 2026 HAP renewal, which is anticipated to reset rents to RCS-supported levels of $1,200 for two-bedroom units and $1,400 for three-bedroom units. The offering memorandum projects a $1.75 million preferred equity request to complete the remaining CapEx and continue the repositioning strategy.

View High Sports + Entertainment is a large-scale sports, athlete development, and family entertainment destination planned for Lee’s Summit, Missouri. The project includes a 180,000-square-foot indoor athletic facility designed around an indoor FIFA-regulation soccer field, eight basketball courts, twelve volleyball courts, a 7,500-square-foot speed, agility, and weight training area, batting cages and pitching tunnels, café, family entertainment center, medical office space, athletic club office space, and retail space.
